February 6th, 2013
Updates:
- Wow! We haven't done a public update on our website in almost a year! Our sincere apologies.
- However, other updates are easily accessed through our Facebook group page, where much community traffic happens.
- The board of Directors finally had their annual Board of Directors meeting, and it was very productive to say the least!
- Agenda items: 1 Updates from people, where we are at, are we still interested in the project? (go around)
2 what it would take to make this happen at this point
3 ideas to work on collectively - movie night, electronic music night, etc... - Minutes from meeting will be shared soon.
- The Board of Directors have noted these patterns and plan of actions:
- Manifest Community has been 'dormant' physically, but very much alive virtually via the Facebook Group page
- "People don't become successful by helping others, they become successful by helping others succeed!"
- As a community co-operative, Manifest has decided to pool community resources back into community in a recycling manner.
- Venues that have supported the community like The Augusta House, St. Stephen-In-The-Fields Church, and Carbon Neutral Commons are part of our community just as much as we each are. Why pool rent money to give to a landlord who cares not for our community?
- In light of our original mandate, to promote and showcase local underground artists, shedding light on their growth and contribution within the community, Manifest will be putting together a newsletter much like the original Manifest Zine to keep the community connected, informed, and mobilized.
- Simply put, while we are laying on the egg of a community hub, we will be focusing on developing, promoting, and supporting the community profiles!

Updates:
- Viewing at 1140 Dupont St. last Thursday went well. Discussion is at works.
- Grants is in the works to be submitted March 1, 2012
- First Board of Directors meeting to be held on Monday.
- Manifest Co-operative is officially incorporated as a non-for profit.

Feb 3, 2012
Updates:
- Business account will be opened at Alterna Savings for payroll, cheques, etc. and at HSBC Business Direct for debit purchases.
- The deposits have be returned and dispensed back to the tenants, few have left invests in.
- 260 Geary Ave is a no-go due to landlord retracting the lease agreement upon selling the property / family feuds.
- We are currently working with a broker to find new property opportunities.
- In the meantime, we will continue working on grants, proposals, and a fundraiser at 91 Brandon on Saturday Feb. 25, 2012
- Schedule fundraising committee will meet Monday, Feb. 6, 2012 3pm, Location: OISE 252 bloor west, 5th fl

January 24, 2012
Updates:
- Incorporation of the Co-operative has been submitted to the city to register the name: MANIFEST COMMUNITY CO-OPERATIVE (NOT FOR PROFIT INCORPORATED.) View at Membership Agreements here.
- Fred, the owner of 260 Geary Ave., still has our first and last months deposits of $18,000.00
- An offer has been submitted to 260 Geary Ave. by a textile manufacturer.
- Exercising our first right of refusal, Manifest Community's investor, Stanley Gardens, has met with Fred to put in a counter offer. We have made verbal agreements to buy the property through Stan where he will keep our co-op as tenants for a minimum of 6 months. When Stan decides to move us out as tenants, he will reimburse the co-op money for investment spent on the space.
- An offer is being drafted and legally looked over to submit to Fred's broker by Jan. 25 10am.
- A lease agreement for the co-op is also being drafted and legally looked over to complete the coop transaction.

First draft of lease is due tonight and will be review by various real estate lawyers.
In meantime, spatial and construction planning need to finalize proposed blueprints and meeting is Sunday Jan. 22, 2012 NOON.
Application to incorporate a non profit cooperative will be submitted Monday Jan 23, 2012
Application for Zoning Certificate and LLBO will be submitted Monday Jan 23, 2012 pending proposed blueprints CAD drafted.

5. General update
1. Zoning:
- 260 Geary Ave. is zoned as I2 which does not permit live/work artist studios.
- However and therefore, as it is permitted as artists/photographers/designers studio, performance arts studio, restaurant, trade & commercial school, Market gardening/vegetable food products factory/recycling shop, the Manifest Collective will rent artspace studios under those permitted uses.
- FYI, The area is under its 5 year zoning review and the zoning by-laws of the city are due to change by Spring 2012.
- The zoning review committee is definitely going to receive a letter from our project requesting rezoning to IC to benefit the entire area.
- In meanwhile, we may also apply for variance permitted use.
- Upon acquisition of the space, we will apply for a liquor license, which will include a fire and heath & safety inspection, which will also give us our occupancy load.

MANIFEST Geary Space Meeting
January 4, 2012

Overview
-ONE lease with landlord.
-Collective will be a not-for-profit organization with board of directors
-subleases with tenants
-Zoning category: i2 (commercial/employment). Will we switch?
Not necessary at this point. Consensus to lay low until we feel out the situation; don’t share too much with the government. [Welfare issue: alternate residence address must be used]
-Important Accountability info: Current Accountant is also Feed your City’s accountant/advisor: George Bandenberg. Contact Matt Krist
-Charity status in the future? Once we are prepared to sustain a higher level of accountability and infrastructure.
-Decision-making structure: will be further developed. Some possibilities: Constellation Model of Governance (based on Centre for Social Innovation’s model). Currently, we are practicing an open forum democracy .
-Sub-committees development
Renting clarifications
o Division of those contributing on different levels financially: living and paying 1st and last month rent, only paying 1st month rent, contributing financially but not living in, couple policies, Café ownership and rent splitting, sub-sub-letting rules.
o Board of Directorship offered to those living in space (naturally, we assume all living in will desire this position of responsibility and creative control). Furthermore, those not living in the space will be allowed to run for Board
o Dog friendly? YES
o Shifts in sub-sub-letting> how will these shifts be communicated to other tenants? Suggestions: community board postings, meetings, specific rules to be developed for example: limit of stay of non-manifest member to 1 month and safe space values.
o Reminder that we must all expect unfinished business at meetings; develop PATIENCE and INITIATIVE to speed up the processes
o Contain excitement and accept responsibility to remain calm and open to everyone’s voice. Practice speaking your truth as well.
Overall, consciously embody a safe space for emotional truths and pure intentions to emerge.

o What does everyone want in terms of security coverage? Do your own research
o “DEAL”: we are in; we will satisfy the deal no matter what. This relates to self-responsibility and accountability, values integral to the Manifest mandate.
Subtenant Lease meeting: Tuesday 7:30 at OISE lounge (5th Floor)

HOMEOWORK:)
- Write out a draft of your envisioned subtenant lease and BRING it with you to the meeting
-Download, fill out and print (if possible) the TENANT PROFILE (attached above and it will be emailed to you)
-Suggest good templates or models via email until Tuesday at [email protected]
Preparations over the Next 3 weeks and a half:
-Check the central online communication hub: manifestcollective.weebly.com UPDATES and BLOG and the Geary Space Facebook group. CONTRIBUTE
-Prepare, mentally and emotionally, for 2 months of renovations and 1st month living in poor conditions
Moving Forward:
Send cheques, finalize money, certified cheque, meeting with Fred. Once this meeting takes place, a Follow up meeting will be scheduled with everyone!
Onwards:
Board of directors decided, Renovation mobilization, finalizing of membership rules, partnership proposals, fundraising and many other important subjects that will emerge in due time.
-Thoroughly read through website and take notes with suggestions on possible contributions
-Continue to clarify your intentions and your practical contributions. Take initiative to develop projects, committees, bring up issues that haven’t yet been addressed and remember to be grateful for this awesome co-created project that is becoming more and more manifest each day!

In regards to general update on the Manifest Co-operative, we are lining up a few more tenants to solidify the rent budget, so if you are interested in a live/work exchange, please contact us - there are a few spots available, projected move in date Jan 15, 2012 - Feb 1st
In the meantime, you are encouraged to check out all the available information and leave comments and contribute suggestive editing.
